Roof leaks can show evidence at many different locations. Here’s a good example of what a roof leak looks like at the home’s soffits. The concentrated staining coming through the perforation is it good indication that water and rotted wood is seeping through this area of the roof. Walking around your home to check for these types of stains is advised on a yearly basis is part of proper maintenance of your home. Other indications would include moisture staining at the decking and fascia boards in the attic as well as more obvious signs of leaks within the home’s ceilings. If you see any of these signs, it is advised you contact a roofer for repairs.

The important thing to know about tile roof systems is that they require ongoing maintenance. Over time, tiles will crack and move. The problem with this is that the waterproof underlayment under the tiles is exposed to the sunlight. The ultraviolet radiation in the sunlight will degrade the underlayment. This will cause cracking or “alligatoring” as it is known. Subsequently this will lead to leakage of the roofing system. While broken tiles are not an immediate issue, they should be fixed as soon as they are noticed to prevent superficial breakdown of the roof.

Even brand new roofing systems typically have multiple broken tiles. Unfortunately there are very few perfectly installed tile roofing systems. Most roofers will leave multiple broken tiles behind at the completion of their work. Roofing companies have certain tolerances for what they will allow as far as breakage is concerned. Frozen over HVAC system

This was an interesting inspection. Here you see the refrigerant line of an HVAC condenser completely frozen over. The system was near shutdown. When this condominium was prepared for sale, the entire condo interior was painted (sprayed) including the air return vent filter on the ceiling. The filter was painted shut blocking any air flow through the filter. The air conditioning system continued to try to function. The air handler in the attic was sweating heavily and the ceiling was beginning to get wet. It was a mess. The condo was vacant and the owners were out-of-state making the situation fairly dangerous for future water damages inside the condo.

Failing stucco is a large problem in the state of Florida. As you can see in this picture, the exterior wall is cracking open / buckling outwards. This is a common issue on wood-framed buildings. Openings in the stucco and poor construction techniques lead to water entering behind the stucco covering. The water gets trapped with no way to escape. As a result, the water continues to rot out the building materials in the walls. Concealed moisture damages and mold are very commonly found in this situation. Unfortunately the only way to fix this issue is to tear off the stucco, repair and remediate any moisture damaged areas and rebuild the exterior stucco system. When purchasing or choosing a home it is recommended to take extreme care to review the exterior.

Here’s a beautiful condo we recently inspected on Longboat Key. Some of the best waterfront properties have the most problems. Unfortunately, being close to the ocean is rough on homes and condos. The salt air corrodes HVAC systems, windows, doors, any outdoor metal. The salt air can infiltrate through cracks and damage interior components. If you are buying a dwelling near the Gulf of Mexico, be sure to get a professional inspection!

What might look boring to a regular person can be fascinating to a home inspector. Here’s something I saw the other day that I thought was very cool. This homeowner wanted to add a little more driveway. The company he hired was a local Mennonite guy who did this little addition by himself. I love the way he was able to add on and keep the curve. Even after several years of being there, there weren’t any settlement cracks. Amazing considering it gets driven over. Well folks, that’s all for this little post.
